
Construction work is progressing rapidly on OxBio Hub, a major new science and innovation campus set to transform Building 2700 into a state-of-the-art hub for research and development.
Following the approval of planning permission, the scheme has reached a key milestone, with significant progress made on the comprehensive refurbishment, reuse and extension of the existing structure. Once complete, OxBio Hub will deliver 130,851 sq ft of high-quality, flexible space designed to support science and deep tech occupiers.

The development will provide CL2 lab-ready facilities ranging from 4,000 sq ft upwards, alongside adaptable layouts tailored for advanced laboratories, R&D environments and modern office use. A substantial strip-out programme has already been completed, preparing the building for the next phase of works.
This initial stage has included the removal of mechanical and electrical systems, internal partitions, ceilings and floor finishes, as well as the decommissioning of legacy plant and lifts. The building’s steel frame is now exposed, enabling structural strengthening and reconfiguration works to begin.

External works are also set to progress in the coming months, including roof-level alterations and preparations for the building’s extension and redesigned layout.
Sustainability remains a central focus of the project. The development is targeting a BREEAM Very Good rating, with an emphasis on reusing existing structures, reducing embodied carbon and promoting responsible resource management.
It is also registered under the Considerate Constructors Scheme, ensuring strong standards of environmental performance, workforce wellbeing and community engagement.
A preview and early access tour of the site will take place on 7 May, offering interested parties an opportunity to explore the development and learn more about its long-term vision.

Located on Oxford’s Ring Road, close to leading institutions including BioEscalator, the site is also expected to benefit from improved transport links, with the proposed Cowley Branch Line situated nearby.
