About Lavender Cottage

Lavender Cottage is a delightful Grade II listed family house with origins, it is believed, in the 17th century. The cottage has been beautifully extended and refurbished in recent years and now offers 21st-century luxury whilst retaining the charm, character and appeal of a period property.

The spacious sitting room has a large brick fireplace which once had a bread oven, now housing a log-burning stove. This lovely triple-aspect room has a door to the garden, exposed wall and ceiling timbers and steps down to two separate areas which provide office and playroom space.

The beautiful kitchen and dining room were created in 2011. This stylish and individual kitchen has a range of drawers with polished concrete work surfaces and a breakfast bar created from one beautiful piece of timber. There is a 3 oven electric Aga and an additional 2 oven Aga with gas hob. Throughout this area, it has limestone flooring with underfloor heating.

Around the wood-burning stove is a sitting area with bi-fold doors which open fully to the south-facing terrace creating an indoor/outdoor seating and dining area. The fully glazed dining room has doors to the garden and adds the finishing touch to this contemporary part of the house.

On the first floor of the main house is a double-aspect principal bedroom with a walk-in wardrobe and en suite bathroom. There are two further bedrooms and a single room. There is listed building consent in place to change this arrangement to two bedrooms and an en suite shower room.

There is a door drom the rear lobby on the ground floor to the garden and a hallway leading to a utility room, two ground-floor bedrooms (1 en suite), a shower room and a first-floor bedroom with an en suite bathroom.

Outside

Lavender Cottage is accessed from the lane directly onto a large gravel parking area for several cars. To one side is a fabulous leisure complex comprising a heated, fully glazed pool (with a jet swim, bubble-mat and cobra shower), a separate hot tub, sauna, shower and steam room. There is a kitchen area and a laundry/store room.

Climb up the attractive spiral staircase to a first-floor bedroom with a separate WC and wash basin or down to the basement, and you will be able to observe the swimmers in the pool or use the perfect cinema room with a projector and screen. The boiler room has a biomass boiler for central heating, hot water and a pool, and the plant room houses the pool filtration equipment.

The gardens wrap around the west and south aspect of the house and are laid mainly as a lawn. They are private, with mature hedges and a variety of trees to the boundaries. Accessed from the kitchen and dining room is a south-facing terrace which is a charming place for al fresco dining and enjoying the lovely view over the garden to the fields beyond.

To the north lies approximately 2.8 acres of stunning beech woodland, which provides a wonderful family playground. There is a 3-bay barn for garage and storage and further useful storage sheds. Altogether a great balance of a family home with extensive outdoor space for a rural lifestyle with contemporary leisure facilities.

Across the lane from the house is a gated entrance to a 4-acre paddock.
