Vail Williams has secured seven new premises across Buckinghamshire, Berkshire, Oxfordshire and Frimley in Surrey, totalling 78,000 sq ft, to support the expansion of EMED Group’s patient transport operations under a major new NHS contract.

The healthcare logistics provider, which employs more than 2,800 colleagues across over 50 UK bases, recently won a 10-year agreement to deliver non-emergency patient transport across Oxfordshire, Buckinghamshire, Berkshire, Surrey Heath & Farnham and North East Hampshire. The contract officially commenced on April 01, 2025.

The acquisitions, led by Vail Williams partner Geoff Fallon, include new premises in Banbury, Abingdon and Wheatley, ensuring EMED can position ambulances and other vehicles strategically to reach patients efficiently.

Fallon worked alongside partners Maria Hoadley and Nicola Mottershaw, surveyor Clark Tersol and a wider building consultancy team that included Matthew Beech, Keith Shaw, Holly Vos, Chris Harrison, Christopher Bailey and Nicki Rought. Associate Derek Moore oversaw business rates, while Irwin Mitchell’s Sarah Swan acted for EMED.

The seven secured premises span a range of key industrial and commercial locations. They include 7,153 sq ft at Bicester Road Industrial Estate in Aylesbury; 7,988 sq ft at Hawley Lane Trade Centre in Farnborough; 13,707 sq ft at Fleetwood House in central Slough; 7,141 sq ft at Nuffield Centrum in Abingdon; and 8,759 sq ft on Lovelock Road in Reading.

The largest property, the 20,768 sq ft Cadogan House in Wheatley, will serve as a distribution warehouse with excellent access to the A40 and M40. The final acquisition is 12,789 sq ft at the MXL Centre in Banbury, an area undergoing significant growth.

Geoff Fallon said: “EMED Group, a valued client, is now the largest provider of non-emergency patient transport services in the UK… We were tasked with locating and securing premises enabling EMED to house their ambulances and other vehicles at strategic locations, to enable them to reach patients in optimum time.”

He added that the complexity of the project required deep local knowledge, close collaboration and a rapid turnaround.

Darren Henderson, Head of Procurement and Contracts at EMED Group, praised the consultancy’s efforts. “The hard yards put in by Geoff and the team have enabled us to deliver improvements to the patient transport system… and offer the best possible service for patients in Buckinghamshire, Oxfordshire, Berkshire West and Frimley.”

EMED Group, formed in 2023 through the merger of ERS Medical and E-zec Medical Transport Services, has now expanded significantly across the central south region. The new contract replaces services previously operated by the South Central Ambulance Service NHS Foundation Trust, with affected SCAS staff transferring to EMED under TUPE regulations.

Earlier this year, Vail Williams also secured four major properties totalling 68,000 sq ft in Sussex following EMED’s contract win in that region. The consultancy continues to provide the provider with full-service advice, from planning and valuation to occupier consultancy and property asset management.
