Dishoom, a Bombay-inspired restaurant group, has signed for a new site in Oxford for its spin-off all-day bar and café, Permit Room.

International real estate advisor Savills completed the deal on behalf of landlord Lothbury Investment Management Ltd, which saw the new tenant take out a 25-year lease term at North Bailey House, New Inn Hall Street.

North Bailey House is an exceptional new mixed-use development that was completed in December 2023 and provides Grade A office and retail accommodation. The property is now fully let following the deal with Dishoom.

Taking its influence from the permit rooms of 1960s and 1970s Bombay, the new site will showcase an all-new food menu offering bar snacks, curries and some larger plates – plus a few favourites from the original Dishoom menu.

The new location comprises 5,996 sq. ft. spread over ground and basement floors.

Situated in the heart of Oxford City Centre, New Inn Hall Street is a strategic pedestrian link between the established restaurant pitch of George Street to the North and the prime retailing locations of Queen Street and Westgate Centre. Nearby occupiers include Urban Outfitters, Jo Malone, Zara and H&M.

Jessica Hill, Surveyor in Restaurants and Leisure at Savills, comments: “We are delighted that Dishoom’s Permit Room has chosen Oxford for its next location.

“It will be joining an impressive array of vibrant bars and restaurants, with today’s deal marking a huge milestone for the city’s exciting placemaking plans as this move further enhances this sought-after public realm and retail space.”
