
Grainger plc, the UK’s largest listed residential landlord and leader in the Build-To-Rent (“BTR”) sector has announcd its debut in Oxford with the launch of its £68 million scheme: The Kimmeridge in Botley.
This development complements Grainger’s two BTR schemes in Milton Keynes, bringing its total investment into the Arc to over £162 million.
The completion of The Kimmeridge in Oxford marks a significant milestone for Grainger. The location has long been a key target for investment due to its excellent transport links and rapidly growing economy.
The development includes 150 one, two and three-bedroom apartments, across eight storeys and has amenities such as a state-of-the-art gym, a resident’s lounge, co-working spaces and an on-site resident services team.
About The Kimmeridge
Launched in January 2025, The Kimmeridge is Grainger’s first BTR development in the city with 150 one-, two- and three-bedroom apartments in Botley, a family-friendly suburb west of Oxford city centre.
Around 20% of the apartments leased during the opening weekend as a result of strong local demand for high-quality, mid-market homes.
The development aims to contribute to Oxford’s economic growth by providing important housing to support the growing economy and local workforce, supporting local businesses and enhancing the area’s overall infrastructure.
Grainger’s in-house research team has identified Oxford as a strong city for rental demand and growth potential.
Boasting a robust job market and a thriving economy, Oxford excels in sectors such as education, life sciences, healthcare, technology, and research. This has attracted a flow of highly skilled professionals, who will benefit from Grainger’s latest BTR development.
In the longer term, Oxford is expected to benefit from the revival, by the UK Government, of the Oxford-Cambridge Arc. According to research by consultancy Public First for the Oxford-Cambridge Supercluster Board, which comprises industry and university leaders, the Arc would add £78 billion of GDP to the UK economy by 2035.
Grainger is already well invested in the Arc with two schemes, Enigma Square (£63 million) and Solstice Apartments (£31 million) in Milton Keynes, reinforcing its commitment to delivering high-quality homes within the region.
Grainger will continue to look for opportunities to continue its inward investment into Oxford as part of its cluster strategy. By establishing operational clusters, Grainger can more efficiently operate its buildings and enhance its customer experience.
