Grainger plc, the UK’s largest listed residential landlord and a leader in the build-to-rent (BTR) sector, has announced that The Kimmeridge, its flagship Oxford development, has reached full lease-up in just seven months—well ahead of the anticipated 12-month programme.
Launched in March 2025, the 150-home development has experienced strong demand, with leasing momentum exceeding expectations. The milestone highlights Oxford’s appetite for high-quality, professionally managed rental homes and underscores Grainger’s commitment to long-term investment in the city.

Helen Gordon, Chief Executive of Grainger, said: “Reaching full lease-up at The Kimmeridge in such a short period is an outstanding achievement and clearly demonstrates the compelling demand for our homes in Oxford.
“This success is testament to the dedication of our on-site teams, the quality of our customer experience, and the strength of our in-house leasing capabilities. As the first and only Build to Rent scheme in Oxford, The Kimmeridge reinforces our leadership in the sector and validates our strategic investment in this key location.”
Located to the west of Oxford city centre, The Kimmeridge provides residents with over 2,000 sq ft of shared amenity space. Facilities include a state-of-the-art 24/7 gym, residents’ lounge with dining area and kitchenette, co-working zones with private meeting pods, a landscaped courtyard, and a rooftop terrace.
Residents also enjoy free superfast broadband and support from a dedicated on-site services team.
The achievement strengthens Grainger’s confidence in its £1.3 billion BTR pipeline, which includes around 4,500 homes in key UK cities. The company, which manages over 11,000 homes nationwide, aims to deliver sustainable growth and long-term returns for shareholders while meeting the rising demand for rental housing.
Founded in 1912 and headquartered in Newcastle upon Tyne, Grainger works in partnership with public sector organisations such as Transport for London, Network Rail, and the Ministry of Defence to deliver new homes across the country.
Recognised as a FTSE4Good business, Grainger has set ambitious ESG goals, including achieving net zero carbon in building operations by 2030.
The success of The Kimmeridge, Oxford’s first and only build-to-rent scheme, marks a significant step in the city’s housing landscape, offering modern amenities and a new standard for rental living.
