£14m Signal Yard development at Milton Park set for official launch

A £14 million investment at Milton Park is set to create a new social and retail destination serving the thousands of people who work at the Oxfordshire business park, as well as visitors and the wider local community.

Signal Yard, a development combining independent retailers, hospitality businesses, health services and landscaped public space, will be officially launched with a free public event on Wednesday 23 September from 4.00pm to 7.00pm.

The development forms part of Milton Park’s longer-term plans to broaden the experience of the 300-acre site beyond its role as a workplace. The park is home to more than 280 organisations and employs thousands of people across sectors including life sciences, energy, space and supporting technologies.

Signal Yard brings together four repurposed buildings containing 17 retail units across two floors, alongside outdoor space designed for events and informal gatherings.

Nine independent businesses are currently part of the destination’s line-up, including 1885 Burgers, vegan café Planted Plates, Day Release by Tap Social Movement, Apollo Pharmacy, Flex Health Hub, Damira Dental Studios, The Bros Barbers and Milton Post Office.

The mix is intended to provide some of the everyday services and social spaces more commonly associated with a town centre within the business park itself.

For visitors, that means food and drink alongside pharmacies, healthcare, dental services, personal care and other amenities. Milton Park already has cafés, a fitness centre with swimming pool and other facilities, but Signal Yard represents a significant expansion of its retail and hospitality offer.

The development is also part of Milton Park’s wider 2040 Vision, which aims to develop the site as a long-term centre for innovation while strengthening its connections with the surrounding community.

Philip Campbell, Asset Management Director for Milton Park at Federated Hermes, said the project represented “a significant investment in the experience we offer businesses, their employees, visitors and the wider community”.

The public launch, titled Hello Signal Yard, will offer complimentary food samples, live music, family activities and wellness experiences. Apollo Pharmacy is expected to provide free health checks and wellbeing advice, while Flex Health Hub will offer mini massages and tours.

There will also be craft workshops, face painting and other family entertainment, with free parking available during the event. The launch is free and open to everyone, although places are limited and advance booking is required.

Signal Yard’s arrival comes as Milton Park continues to position itself as more than a conventional commercial estate.

Its location near Didcot Parkway and the A34, combined with its concentration of science and technology businesses, has made it one of the most significant employment and innovation locations in southern Oxfordshire.

The development’s physical transformation is also notable. Rather than being built entirely from new structures, Signal Yard incorporates four repurposed buildings, with the new commercial units achieving EPC A ratings and targeting BREEAM Excellent.

For Milton Park, the ambition is clear: to make the site a place where people can not only work, but eat, shop, access services and spend time outside working hours.
